AGENT COMMISSION

At Trio Luxury Homes, we value strong agent partnerships and believe commissions should be clear, protected, and paid on time.

Custom Home Builds (Client owns Land)

  • Commission: 3.5%
  • Eligibility: Net-new client introduced and facilitated by the agent
  • Payment Timing: Paid in full at closing
  • Commission Basis: Calculated on the total construction contract amount
  • Exclusions: Commission does not include the land purchase

This structure applies to the specific transaction completed with Trio Luxury Homes for that client.

HOW IT WORKS

Step 1 — Enroll: $50,000 Opt-In

This initial investment covers comprehensive due diligence and land acquisition:

  • Professional land search services
  • Earnest money deposit
  • Full feasibility evaluation (soil tests, topography survey, utilities assessment, zoning verification)

Important: Land is contracted under Trio Luxury Homes' name, then assigned/transferred to the client at closing.

Step 2 — Land Purchase

Client funds the full land purchase price one week before closing.

This ensures smooth transaction completion and immediate commencement of development planning.

Step 3 — Horizontal Costs (Land + Development)

Trio Luxury Homes contributes the first $50,000 toward land development, including:

  • Land clearing
  • Site grading
  • Utility preparation and connections
  • Initial site work

Any development costs exceeding $50,000 are billed to the client at cost.

Step 4 — Vertical Costs (Build Cost)

Client selects from Trio's curated collection of modern home plans.

Each plan features:

  • Fixed build cost with transparent pricing
  • Premium finishes and features included (see plan details)
  • Flexible payment structure: Client pays 25% of build cost in 3 equal payments, spaced every 2 months
  • Optional customizations priced separately

Step 5 — Build + Move-In

Construction timeline determined by local permitting authorities.
